Luxury That Cares™ — Beautiful by Design. Extraordinary by Experience. Timeless by Purpose.

Building for Longer Lives

The world is changing. Our living environments need to change with it.

2.1 Billion

People Aged 60+ by 2050

The global 60+ population will reach 2.1 billion — a demographic transformation unlike any in history.

6x

UAE 60+ Population Growth

The UAE's 60+ population is projected to reach approximately 2 million — nearly 20% of the population — by 2050.

Families are also changing. As people live longer and careers move families across borders, the need is growing for multigenerational living that keeps families connected while preserving independence. Yet most homes and communities are still designed for one moment in life—requiring costly adaptation, relocation or loss of independence as needs change.

Haaiven Consultancy Process

We are your specialist partner on the project team

Haaiven is a human-centered consultancy for developers, architects, designers, and operators. We bring your future residents’ and guests’ everyday experience into the design process, while preserving each project’s architectural character and aesthetic ambition.

We work alongside your delivery team, not in place of it, across six connected areas of practice. We work in Residential communities · Hospitality · Healthcare & wellness · Workplaces · Education · Retail · Public environments

Our Process

One philosophy. Four interconnected phases.

Our consultancy is flexible. We can support a project from its earliest concept through completion or collaborate with an existing team at any stage. From the initial brief through design, outfitting, and operational planning. The earlier we join, the less it costs. We deliver client experience briefs, design reviews, and product and specification criteria.

1

01 | Discover & Define

Understanding People & Purpose

We begin by understanding the vision, the people who will use the space, and the opportunities to make it more inclusive, functional, and adaptable. This establishes the foundation for thoughtful design decisions.

2

02 | Planning & Pre-Construction

For new construction, we bring the full project team together to embed accessibility, wellbeing, and adaptability before key decisions are fixed. From site access and building layouts to structure, services, and future flexibility, we consider how every part works together to protect the vision early and reduce costly changes later.

3

03 | Shape the Community

Connecting People & Places

We look beyond individual buildings to the wider community—how people move, connect, gather, and experience their surroundings. From pathways and landscapes to shared amenities, we help shape environments that encourage accessibility, wellness, and belonging.

4

04 | Design the Experience

Making Every Space Work Beautifully

We collaborate with architects and designers to bring human needs into every aspect of the built environment. Layouts, lighting, acoustics, accessibility, and intelligent technology come together to create intuitive, comfortable spaces that adapt throughout life.

5

05 | Detail, Materials & Delivery

Bringing the Vision to Life

The smallest details often make the greatest difference. We help guide the selection of materials, finishes, furnishings, products, and technology, ensuring that beauty, functionality, and inclusivity work seamlessly together.

Beautiful by Design. Extraordinary by Experience. Timeless by Purpose.

An Opportunity for UAE

The world is changing. Our living environments need to change with it.

The UAE is already prioritising family cohesion, active aging, senior wellbeing and inclusive communities, while UAE long-term and retirement residency pathways make it increasingly possible for international residents to build an entire life here.

The choice is no longer simply “independent living” vs. “elder care.”
The new emerging model is multigenerational communities - private homes combined with accessibility, wellness, social connection and scalable support.

The need is to build beautiful, adaptable communities where families can stay together, people can remain independent, and homes evolve throughout a lifetime.

A extremely timely message from HH Sheikha Fatima bint Mubarak on the support and care for senior citizens.

Successful design doesn't make people feel accommodated, it makes everyone feel at home.

Leadership

We bring together decades of expertise across business development, universal design, brand strategy, and operational excellence that is united by a shared commitment to building inclusive communities.

J. Paige Propper - Sanborn, MA, MS

Co-Founder

Paige founded Haaiven with a clear belief: beautiful spaces should help people feel comfortable, capable and connected at every stage of life.

Her background spans child and family development, pediatric healthcare, neurorehabilitation, eldercare and inclusive design. Through pediatric radiation oncology and family support work within Boston’s Harvard-affiliated hospital network, followed by program development at Stanford’s Lucile Packard Children’s Hospital, she saw how profoundly an environment can shape a person’s comfort, confidence and experience of care.

Paige has founded educational and health initiatives, developed programs for children and families internationally, and founded Zariki Nursery and Primary School in Tanzania. Her work with people navigating illness, neurological injury and changing abilities informs her understanding of what makes a space feel intuitive, reassuring and welcoming.

At Haaiven, she brings these perspectives together across residential, hospitality and wellness environments that integrate thoughtful design, discreet technology and opportunities for both privacy and community. Her approach places beauty, dignity and independence at the heart of luxury.

Her guiding principle: “Design for a lifetime, not for a moment in life.”

Hanan’s professional footprint is woven into the UAE’s defining institutional and cultural spaces. Her legacy includes leading strategic, civic, and development objectives for premier mega-projects like the Guggenheim Abu Dhabi, NYU Abu Dhabi, and the Abu Dhabi Airport expansion.

Beyond physical structures, her passion for building community and cross-cultural connection is demonstrated through her celebrated work as a cultural strategist and author, exploring the deep relationships between hospitality, memory, and a sense of place.

Bringing together her Stanford engineering background with decades of development expertise, Hanan is now launching Haaiven to shift the paradigm of real estate toward multigenerational co-living.

Her forward-thinking vision addresses the UAE's emerging shift toward active aging and long-term residency by creating adaptive, inclusive, and deeply restorative residential and hospitality environments designed to support families through every generation and stage of life.
